The Attic Half of a Roof Inspection

Half of what we learn about a roof, we learn from underneath it. The shingles tell you how the surface has weathered. The attic tells you why, and it is the part most inspections skip because it takes time and nobody enjoys crawling through insulation on a warm afternoon.

With a light, we look at the underside of the sheathing for dark staining, which maps out where moisture has been sitting even when there's no active drip. Rusted nail tips point to condensation rather than a leak, and the difference matters enormously, because a condensation problem will ruin a new roof just as surely as it ruined the old one.

We check whether insulation has been packed into the eaves and choked off the intake, whether baffles exist at all, and where the bath and kitchen fans actually terminate. A fan dumping into the attic is one of the most common things we find and one of the cheapest to correct.

We also read the framing. Sagging between rafters, previous repairs, added weight from a second layer of covering, or a spot where somebody set a foot through and patched it from above. Any of that changes the scope, and it's far better known before you sign than discovered on tear-off day.

If your house has no attic access, or the ceilings are finished right up to the deck, we say so and adjust. In that case a moisture reading from below, a careful look at the soffit and ridge from outside, and a closer study of how the surface has aged carry more weight.

It is a slightly less complete picture, and we'll tell you it's less complete instead of pretending otherwise. Where the attic is only partly reachable, we get as far in as we safely can and note which sections of the deck we were able to see and which we were not, so the report reflects what was actually looked at.

A Roofing Year in Central Indiana

Late winter is when the phone starts. The freeze and thaw swings of the previous couple of months have opened up whatever was marginal, and the first long warm rain finds it.

Most of what we do in that stretch is repair work and leak tracing, often on roofs that were fine in the fall and aren't fine now. It's also the best time to get on a schedule, because nothing has been booked yet and you can pick your week instead of taking whatever is left.

Spring brings the weather that does real damage. Hail comes through in bands, sometimes hitting one side of a town and missing the other entirely, and the same systems bring the straight line winds that crease tabs and strip ridge caps. Inspections spike, insurance work stacks up, and installs begin as soon as the ground firms enough to get a dumpster in a driveway without leaving ruts in a lawn.

Summer is the production season. Long daylight and dependable stretches of dry weather mean a crew can start and finish an average house without leaving it open overnight. The heat is the tradeoff.

Shingles get soft enough that walking them carelessly scuffs the surface, so crews start early and get the steep faces done before the sun turns them into a hazard. Attic temperatures in these months are also the reason ventilation gets more attention on a summer estimate than most homeowners expect.

Fall is the smartest time to have someone look, and the busiest time to try to book. Wind picks up as systems move through, leaves fill the valleys and the gutters, and every small defect that gets ignored in October becomes a winter problem.

We keep installing well into the cold as long as the material and the conditions allow it, and we handle repairs straight through the winter, but the work goes slower and the choices narrow. Anyone who tells you roofing stops when it gets cold has simply not scheduled it well.

Venting and Flashing on an Oaklandon Quote

Two line items on a roofing estimate deserve more attention than they usually get, because they are where the difference between a roof that lasts and one that disappoints tends to live. The first is ventilation.

It should appear as its own item, with the intake at the soffit and the exhaust at the ridge listed separately, along with what's being added or corrected. If a quote simply says vents included, nobody has looked at whether your attic is balanced, and installing new material over a starved attic is how a roof ages out early.

Getting it right sometimes means work that's not glamorous. Cutting the ridge slot to the proper width, adding baffles at the eave so the insulation stops short of the vent, opening up soffit that was painted shut, or removing a powered fan that has been fighting the ridge vent for years. All of that's modest money next to the roof itself and it belongs in front of you as a decision you get to make, never buried in a lump.

Flashing is the other one. It should be itemized by location: the chimney and whether the counterflashing is being cut into the mortar joints or reused, every wall the roof runs into and whether new step flashing is going in course by course, the kick-out at the bottom of each of those walls, the collars on the plumbing stacks, the drip edge at eaves and rakes, and the valley treatment. Each of those has a right way and a fast way.

The reason to insist on the detail is simple. Almost every leak we chase on a roof that's not worn out comes from one of those transitions rather than from the field of shingles. Material is what people shop for, but flashing is what keeps the water out, and a quote that treats it as an afterthought is telling you how the work will be done long before anybody shows up at your house.

What You Can See and What You Can't in Oaklandon

From the ground you can pick up more than most people expect. Tabs that have begun to curl at the corners read as a slightly rough texture along the lower courses. Missing shingles are obvious enough.

Dark streaks running down a slope are usually algae rather than damage, common on the shaded side and mostly a cosmetic matter, though it does hold moisture against the surface longer than anyone would like. Washed out patches where the color has gone pale mean the granules have worn off, and once that layer is gone the sun starts working on the mat underneath.

What you can't see from down there's most of what actually matters. Fastener condition, whether the seal strips are still bonded, how much life is left in the flashing metal, and whether the deck has soft spots underfoot are all hands and knees findings.

A roof can look presentable from the street and still be a season or two from real trouble, and the reverse happens just as often. Plenty of roofs that look awful are simply dirty.

Then there's the part only the attic will show you. Moisture staining on the underside of the sheathing, rusted nail tips, insulation compressed flat at the eaves, and daylight where there should not be any all point to conditions that never announce themselves on the surface. Homeowners are frequently surprised that we spend as long inside as we do on top, but that's where a roof tells the truth about how it has been living.

So the honest answer to whether you need a new roof is that nobody can hand it to you from the sidewalk. Anyone quoting a replacement without going up and going in is reading from a script. Questions Worth Asking Any Oaklandon Roofer

Start with who will actually be on the roof. Ask whether the crew works for the company or is brought in for the week, whether the same lead has run jobs for them for a while, and who you call if something goes sideways on day two.

The warranty question needs to be asked in two parts, since there are two different things being promised. One covers the material and comes from whoever made it. The other covers the installation and comes from the company standing in your kitchen.

Ask how long the workmanship coverage runs, what would void it, and whether it survives if you sell the house. Ask also what the company would do if a leak showed up in the third winter.

Finish with the practical items. How do change orders work and will you see photographs and a price before anything extra is done. What happens if the deck under a valley turns out to be soft.

Who pulls the permit if your town wants one. And how does the site get cleaned, specifically whether they run a rolling magnet across the yard and the drive at the end of each day, not just at the end of the job. Nails in a tire are the most common complaint homeowners have after a reroof, and the answer to that question tells you a great deal about how the rest of the work will be done.
